New construction mixed-use development on 14th Street in Chattanooga, Tennessee, combining a small live event venue with loft-style residential apartments. The building activates the street level with an intimate performance and gathering space while providing modern loft residences above.

Full MEP and fire protection design for the new construction building, covering the ground-floor venue space, all loft residential units, shared building systems, and building-wide mechanical, electrical, plumbing, and fire protection.

Designing MEP systems for a building with a live venue at grade and residential lofts above required careful acoustic isolation, independent HVAC zoning, and life safety separation to meet the distinct code and comfort demands of each occupancy type.
